This type of inspection may be used for a homeowner/home buyer
that has vast experience in a contracting or mechanical field,
but has a particular area where he/she feels uncomfortable and
desire the expert opinion of a certified home inspector.
For instance, a General Contractor who may have experience putting
on roofs, shingles, and has done some electrical work in his
day, may feel comfortable with his own inspection of a given
house he intends to purchase. However, that individual may
realize that they don't know a great deal about furnances, boilers,
or heating components. Therefore, they may be interested in
having a home inspector visit the house to provide analysis
of specific components.
This type of inspection is usually not recommended, as such
home buyers are essentially embracing additional risk, by having
home inspectors not examine all areas of a given home. Should
New England Home Inspection Inc. be hired to perform an Isolated
Component inspection, the customer will be required to sign
a waiver identifying ONLY the components New England Home Inspection
actually examined; and we will not be held liable for areas
that the customer felt they were expert enough themselves to
inspect.
