Is Your Builder's Warranty Coverage About To Expire?
As you approach the final two months of your first year in your
new home, thought should be given to the fact that your Builder's
Warranty Coverage will expire. New England Home Inspection has
a system in place to assist first year homeowners in the critical
area of builder Warranty Coverage. As a professional Inspection
& Consulting Company our inspection process will categorize
& identify visible deficiencies and potential problems. We
shall observe, report, and notarize evidence of any problem areas,
to assist customers in resolving issues with builders.
One-year
warranty inspection - This is an 11th month inspection performed
approximately 30 days before the expiration of the builder's
one-year new home warranty. This inspection addresses any warranty-related
concerns that the homeowner may want to bring to the builder's
attention and have repaired before the warranty expires. If
we as a team(Inspector and homeowner) can identify a problem
within the one year time frame, notarize and document it, even
if the 1st year is passed we can often bring the builder back
to the home to correct any deficiencies.
Warranty inspections are not neccessarily a must, but if you
as the homeowner were left with a negative taste in your mouth
as a result of your construction experience, do not hesitate
to bring in a professional to verify that you received legitimate
and fair treatment.
